New Dental Practice Plan for Scarborough

A former Quaker Meeting House in Scarborough could become a community dental practice if plans are approved by the council.

​Dr Alin Soare of Solis Dental Studio has applied to change the use of the Meeting House at Quaker Close, Scarborough, from a ‘place of worship’ to the medical services site.

​The property is located off Woodlands Drive and is a five-minute walk from Scarborough Hospital.

​According to plans, the site would operate as a community dental practice providing routine and preventative dental treatment, oral health advice, and minor dental procedures.

​However, the facility would not include hospital-scale operations or out-of-hours emergency provision.

​Its proposed opening hours are from 9am to 5pm, Monday to Friday.

​The site would initially be staffed by two to three dentists, supported by dental nurses, reception staff, and a practice manager, and there would be an “expected maximum of eight staff members on site at any one time”.

​Submitted plans estimate that an average of 20–25 patients would be seen per dentist, per day.

​This would be on “an appointment-based system ensuring staggered arrivals and departures, minimising parking and traffic impact”.

​On-site parking spaces would accommodate staff and patient vehicles, and disabled parking and bicycle parking would also be available for staff and patients.

​The applicant said that the practice will consist of dental treatment rooms, a sterilisation area, a reception and waiting area, and staff facilities and WCs.

​“No major external works are proposed. Minor accessibility improvements to the main entrance will be undertaken in line with the building regulations.”

​The property, which was built for the Quakers and opened in April 1990, was put up for sale last year by CPH.

​The entire property, including a three-bedroom detached bungalow, was offered for sale at a price of £595,000 by CPH Property Services.
